Building your own home or renovating your current home has been a dream for many years. You’ve finally made the decision and it’s time to hire a construction company. The wrong construction company can end up costing you far more than intended.
They go over budget and do shoddy work that needs replacing soon after. The right company gets your project done ahead of schedule and their work lasts years and years. What are the signs to look for in a construction company?
We created this guide to help you choose the best company for your home build or renovation.
1. A Good Construction Company Provides a Detailed Estimate
Your project, no matter how big or small, needs to have a budget. You know how much you want to spend on your project, but the contractor needs to provide a detailed written estimate on how much it costs for them to do the work.
It must be detailed because generalities tend to end up costing more than intended. You don’t want to go over budget if you don’t have to.
2. Adheres to a Contract
Before any home construction is done, you’ll want to sign a detailed contract with the construction company. The contract outlines everything you provide, and the company provides. If there are any problems during the construction, you can go back to the contract to settle disputes.
A quality contractor adheres to the contract. If they don’t, then you can choose to sue them for breach of contract.
3. Doesn’t Ask for All Money Upfront
A construction company must get paid, but they understand that the bulk of the money isn’t available until the job is complete. They’ll want a percentage of the money upfront to help pay for supplies and manpower, but most of the money stays in your account.
If they ask for it all up front, then be wary. They could take the money and run.
4. Communicates with Home Owner
Your contractor spends a lot of time on your property during construction. You need regular updates on the project and the contractor should be available for any questions you have. If you can’t get a hold of your contractor, then that’s a serious red flag.
Communication is a two-way street. The contractor gets your needs and expectations, and you get updates on the work.
5. Good Contractors Have Good Reputations
You should check out online reviews on websites like Facebook and Yelp to see how other customers fared with them. You can also ask the company for references and other information such as proof of insurance, licensing, etc.
A good construction company freely gives this information. If they have bad reviews or don’t want to give references, then that’s a red flag that they don’t do good work.
Choose the Right Construction Company
